The purpose of the preliminary plat is to allow the city staff, the city engineer, the planning and zoning commission, and the city council to review the overall platting of the development with respect to streets, water, sanitary sewer, drainage, landscape opportunities and park dedication. It allows the city to confirm that the development is in compliance with the comprehensive master plan. It also allows the city to estimate the amount of impact fees to be collected and if the development is eligible for any city participation.
